We've been building and managing luxury retirement villages for over 20 years, but our experience in providing high-quality retirement properties and care for older people goes back much further.
In fact, it was in 1983 that our present day Chief Executive, Nick Sanderson founded a company called Beaumont which, over time, developed the conventional care home concept into something completely different: the UK's very first luxury retirement villages.
Over 30 years on, we have grown to be a successful company with two property brands in the UK, Audley Villages and Mayfield Villages. Our solid foundations and innovative thinking underlined by the backing we have received from major financial organisations such as Moorfield Group.
A crucial part of the Audley approach is that, as well as developing our retirement villages, we manage them ourselves to ensure that everything runs smoothly and our residents' needs are met. Our onsite team are always ready to help, from lending a hand with general household chores to arranging personal care at home, if you should ever need it.
Furthermore, our senior managers are deeply involved in policy-making, working with organisations as diverse as the Department of Health, the Royal College of Nursing, the Elderly Accommodation Council and the UK Home Carers' Association, sharing the knowledge and expertise we have developed over the last 30 years.
We are also an accredited provider of homecare and a founder member of The Associated Retirement Community Operators, ARCO.

Integrated Retirement Communities are still a relatively new concept in the UK. As a result, there is a need to promote understanding of the advantages they offer and to ensure consistently high standards of service in retirement villages across the UK. To this end, in 2008, we joined forces with other reputable organisations in the field to form the Associated Retirement Community Operators (ARCO).
Above all, the aim of ARCO is to provide reassurance to people such as yourself who may be considering the retirement village option. Central to this is the ARCO Code of Practice, which sets out in detail the standards which members of the Association are required to maintain across all areas of operation. So wherever you see the ARCO logo you can feel sure that you are gaining quality residential living run by people dedicated to maintaining consistently high standards of accommodation and health care.
As founder members and approved operators, we aim to operate all our retirement villages according to the Code’s principles.
Integrated Retirement Communities offer people the opportunity to live independently in their own home as part of a wider community. Lifestyle, wellbeing and care services are available to support people’s independence and aspirations. The Associated Retirement Community Operators (ARCO) says these communities are the fast-emerging ‘lifestyle option’ for older people, sitting between ‘sheltered housing’ where minimal support is provided, and ‘care’ or ‘nursing’ homes, which are increasingly focussed on supporting people with higher levels of care needs. Audley retirement villages vary in size, but each village typically contains around 100+ one, two and three-bedroom retirement properties, in and around a central building with health suite and restaurant.
Absolutely. With Audley you stay firmly in control, with complete freedom and independence to live the life you choose. You buy and own your retirement home, in a beautiful and secure environment, and because it is your house, you don’t have to give up the things you love, including your pets. Plus, you have the added luxury of having your gardens and property maintained for you.
Each house, cottage or apartment in one of our retirement villages is sold with a lease of up to 250 years (length of lease varies by village). It is your home, held as your own asset – and, of course, you are free to sell at any stage, on the open market. So you are able to enjoy the benefits of a continued investment in a property of your own.
There are two costs associated with living in an integrated retirement community. These fees ensure that all the costs of running a village are met. This includes ongoing costs such as maintaining the exterior of your home, your building insurance, your Audley Club membership, providing discreet but effective security, maintaining the village and the village grounds, as well as fees associated with managing and operating Audley Court Ltd. Additionally at some point in the future, expensive structural repairs or improvements will become necessary, for instance, resurfacing roadways and pathways or reroofing properties.
At Audley we collect a monthly management fee and a deferred management charge, to ensure we have sufficient funds to cover all the ongoing costs of running the village and the expense of any major works required. Please note that ground rent is not charged on new properties but may remain payable on pre-owned properties at the rate set out in the relevant lease.
